Situated at the intersection of Brookes Street and St Pauls Terrace and neighbouring one of Brisbane’s main recreational facilities the RNA show grounds, and in an area of Brisbane recently ear marked for urban renewal, the BROOKE ELISE project site was previously the location of a Shell service station.

Through the initial stages of this project, Architects Australia was responsible for liaising with and coordinating specialist consultants through the process of removing the site from the Environmental Protection Agency’s contaminated lands register.

As part of the ongoing design development process involving a number of approvals,
Architects Australia has negotiated extensively with the Brisbane City Council, to maximize the development potential for the site. From an initial approval for a 6 storey, 30 apartment building, with pool, gym, and parking for 95, to a current approval for a mixed use development, incorporating 3 retail tenancies, a restaurant with an outdoor deck, 4 function rooms linked to all the necessary facilities required for a short term stay hotel, including pool, spa, sauna, sun deck, recreation room, gym, 199 serviced apartments (42 dual keys) and 203 car parking spaces.

Although the development approval processes have been lengthy, involving discussions with a number of regulatory authorities including the Brisbane City Council and the Urban Land Development Authority, over a period of five years, the potential of the development and accordingly the value of our client’s property has increased significantly outweighing the invested time, fees and costs.
